Arborcrest & Coiviti
Two years after paying $143 million to buy Arborcrest in Blue Bell, PA., Spear Street Capital has spent another roughly $25 million to redevelop the last building on the corporate campus that was once occupied entirely by Unisys Corp.
Completion of the project means that the property has been fully transformed into a multi-tenant office park after having spent decades as the corporate campus for a single tenant.
The two-story 208,000 square foot building referred to as Arborcrest Five underwent and interior and exterior renovation that involved reconfiguring a portion to make it flow better even though it meant shaving of several square feet of the structure. The work also included outfitting the building with lounge areas, a café, conference room and fitness center that spills out into an outdoor basketball court when set of garage doors are raised.
The exterior was designed by Erdy McHenry and interior design was done by D2 Groups and IMC Construction was the general contractor.
The redevelopment of the building was spurred by Arborcrest Five landing Cotiviti Holdings Inc. as an anchor tenant on the campus, leasing 30,000 square feet in a building called Hillcrest Three.
